These terms explain the rules for using ArmaTun. Please read them carefully — by accessing the platform you agree to everything set out below.
These Terms and Conditions form a binding agreement between you and ArmaTun ("ArmaTun", "we", "us"), the operator of the armatun.am real estate platform. They apply every time you visit the website, browse listings, create an account, or contact a broker through the platform.
If you do not agree with any part of these terms, please do not use ArmaTun. If you use the platform on behalf of a company, you confirm that you are authorised to accept these terms for that company.
ArmaTun is an online platform that helps people discover real estate in Armenia and connect with trusted brokers and companies. We bring listings together in one place, show properties on a map, and let you compare and save them.
ArmaTun does not own, sell, rent, or value the properties listed on the platform, and it is not a party to any agreement you reach with a broker, company, or owner. Any valuation, price, or guidance shown is informational only. All negotiations, payments, contracts, and viewings happen directly between you and the relevant broker or owner.
Browsing ArmaTun does not require an account. Some features — such as saving favourites or publishing listings as a broker or company — do require you to register.
When you create an account you agree to provide accurate, current information and to keep it up to date. You are responsible for your login credentials and for all activity under your account. Broker and company accounts may be reviewed before they can publish, and we may suspend or close any account that breaks these terms or the law.
Listings on ArmaTun are created by registered brokers and companies, who are solely responsible for the accuracy, legality, and completeness of what they publish. We ask every contributor to follow our Listing Guidelines.
We review listings and may edit, hide, or remove any content that is inaccurate, misleading, or against our rules. While we work to keep the platform reliable, ArmaTun cannot guarantee that every listing is accurate, available, or current — always confirm key details directly before making any decision.
ArmaTun is meant to be a safe, honest marketplace. To keep it that way, you agree not to:
We may take action — including removing content or closing accounts — against anyone who breaks these rules, and may report unlawful activity to the authorities.
The ArmaTun name, logo, design, text, and software are owned by ArmaTun or its licensors and are protected by law. You may use the platform for your personal, non-commercial purposes, but you may not copy, modify, distribute, or build on it without our permission.
Listing photos and descriptions remain the responsibility of the broker or company that uploaded them. By publishing content on ArmaTun, contributors grant us a licence to host, display, and promote that content on the platform and in related marketing.
ArmaTun connects you with independent brokers and companies. They are not employees or agents of ArmaTun, and we do not control or guarantee their services, conduct, or the properties they represent.
The platform also relies on third-party services — for example Yandex Maps for location features. Their use is subject to their own terms, and ArmaTun is not responsible for third-party content or services that we link to or embed.
ArmaTun is provided "as is" and "as available", without warranties of any kind. We do not promise that the platform will always be uninterrupted, error-free, or fully up to date.
Property details, prices, valuations, and area information are provided for general guidance only and should not be relied on as professional, legal, or financial advice. Always carry out your own checks and seek qualified advice before buying, selling, or renting.
To the fullest extent permitted by law, ArmaTun is not liable for any loss or damage arising from your use of the platform, from your dealings with brokers, companies, or owners, or from reliance on any listing or information shown.
Nothing in these terms limits any liability that cannot be excluded under the law of the Republic of Armenia.
We may update, improve, or discontinue parts of the platform at any time. We may also revise these terms — when we do, we will update the date at the top of this page, and significant changes may be highlighted on the site.
By continuing to use ArmaTun after an update, you accept the revised terms. If you do not agree with a change, please stop using the platform.
These terms are governed by the laws of the Republic of Armenia, and any dispute relating to them or to your use of ArmaTun will be subject to the competent courts of Armenia.
Note: the operating legal entity, its registration details, and any company-specific dispute-resolution process should be confirmed and added here by ArmaTun before launch.
