Armenia’s real estate market is changing.

Prices, construction, financing and buyer behaviour continue to evolve. In the first quarter of 2026, residential property prices across Armenia increased by 9.0% year over year. But perhaps the most important change is not about prices.
It is about how people expect a modern real estate market to work.
Buyers want to understand what is actually available. Sellers want access to serious buyers. Brokers need tools that help them build trust and operate professionally.

The next generation of PropTech in Armenia should therefore not simply move existing processes online.
It should improve the process itself.
Data will become a bigger part of every property decision
Another transformation is happening in how people make decisions.
A buyer does not only want to see a price.
They want to understand what that price means.
How does one neighbourhood compare with another? What do similar properties look like? How is the market changing? What can a particular budget realistically buy?
As property information becomes more structured, platforms can begin helping people answer these questions.
This is where we believe PropTech can create real value.
Not by replacing the broker.
But by giving buyers, sellers and real estate professionals better information on which to base their decisions.
AI makes data quality even more important
Artificial intelligence is also likely to change how people search for property.
Instead of selecting ten different filters, a future buyer might simply write:
“I’m looking for a modern apartment in Yerevan, close to the centre, with two bedrooms, plenty of natural light and a budget of $180,000.”
The technology required to understand that request already exists.
The harder question is what the AI is searching.
AI cannot create a trustworthy property marketplace on top of poor information. If the underlying data is unclear, outdated or duplicated, even a sophisticated AI interface will produce a weaker experience.
